The following documents are commonly used when a let agreement is put in place.

Assured Shorthold Tenancy Agreement

This document is vital to both the landlord and the tenant because it sets out everything that has been agreed. It contains important information regarding the deposit, the bills package, the agreed tenancy period and any tenancy charges as well as any other relevant information that forms the agreement. This type of Agreement is usually used in the renting of single residential dwellings. Other agreements such as License Agreements may be used for letting rooms, HMOs or for Short Term Lets

Terms of Business

This document lays out our terms of business in relation to letting of your property and lists details of our terms and conditions in relation to lettings.

Utility Bills

These documents are addressed to the relevant Utility Suppliers and the Local Council informing that you have moved into the property and will be responsible for the payment of the utilities.

Tenant Guarantor Agreement

These are legally binding documents that are signed by your Guarantor and are retained with the landlord/agent. These documents resulting in the guarantor being liable should a tenant breach any terms of their tenancy.

Standing Order Mandate Form

This is simply used for tenants to set up a standing order so that payment can be made each month. The form is to be passed on to your bank with all relevant details present.

Rent Statement

This will provide the tenant with a breakdown of the money payable before signing their tenancy as well as provide details as to when the next rent payment is payable.

Repairs Reporting Procedure

This form provides details of Atwel James Estate Agent’s repair reporting procedure should you need to report any repairs.

Written & Photographic Inventory

A copy of the inventory of the property which is carried out by you moving into the property.

Property Condition Agreement

This document confirms that the tenant is happy with the current condition of the property.

Charges Letter

This document provides a breakdown of any charges that you would be liable for in the event of any default during your tenancy.
