The tenancy charges laid out below could be enforced and they are completely dependent upon the property in question as well as the circumstances.
There is a charge of anything from £100 – £350 depending on the accommodation for each individual named on the tenancy agreement. The fee is in place to cover the costs associated with the administration, a breakdown of the fees we charge can be obtained by contacting one of our offices and they are also available for inspection at all our branches, and this includes:
- Checking of tenant and guarantor references
- Handling of guarantor forms
- Tenant and guarantor credit checks
- Immigration residency checks abiding by the Right to Rent England legislation
- Deposit handling
- Pre-let paperwork completion
- Meeting tenants on the day they move in and providing them with a full induction
For those tenants who renew their tenancy agreement, the administration fee will be reduced to £150.
A minimum deposit of one-month rental payment is usually required.
There could be charges involved with preparing an inventory but the charges are set depending on the accommodation being rented, as stated on our Tenant and Tenancy Administration Charges Sheet.
A set-up purchase fee may be charged and a quote is available only on prior request. This is put in place to deal with costs associated with providing the tenant with a cleaning pack. The amount is not charged should the tenant purchase their own cleaning pack. A cleaning pack can be requested before, during when vacating your property.
It is possible for the landlord to charge the tenant for the cost associated with purchasing a Rent Guarantee Insurance Policy provided by Rent Guardian (UKTenantData), this is especially the case where references, guarantors, and credit checks do not fall in favour of the tenant. The cost of the policy will vary for each tenant and it will be determined by the amount they pay in rent and their tenancy.
The landlord can request an additional deposit should the tenant request that they keep a pet at the property. Pets are only allowed with prior landlord approval. Not declaring any pets would be a breach of your tenancy.
