Q Will I be waiting ages for you to let my property?

A At Atwel James, you will be assigned your own Personal Letting Representative who will do everything possible to find a suitable tenant quickly.

Q I’ve been trying to let my property privately for 6 months with no luck. How can you do any better?

A Our experience with property letting, and familiarity with the local area means that we can carry out impartial viewings of your property and suggest reasons why it may be proving difficult to let. Perhaps it hasn’t been promoted well enough? Maybe previous tenants have given the property a bad reputation. It could even be something as simple as the décor! Of paramount importance to us is honesty – if we think your property may take longer to let, we will tell you! Also, with regulations and legislation surrounding letting properties getting so complicated and constantly changing, we keep you updated and ensure that your property correctly and legally.

Q Do you have many potential tenants on your books?

A We have a regularly updated, detailed database of prospective tenants – if we receive a call from someone on the lookout for a property, even if we don’t have any suitable properties available at the time, we will keep their details and contact them whenever a property becomes available. Furthermore, we have strong working relationships with other letting agents and also our sister sites which mean if we don’t have a suitable tenant on our database, we will soon be able to find you, someone.

Q I’ve unfortunately had some nightmare tenants in the past, how do you ensure that the tenants you find for me are reliable?

A Full reference and credit checks are carried out on prospective tenants before any contracts are entered into. Furthermore in response to new Government legislation which came into effect this year, a full ‘Right to Rent’ check is carried out on all tenants.
