Reporting a Maintenance Issue
To report a maintenance problem, please complete the form below. Providing detailed information, including photos or videos, will help us address the issue effectively.
For Non-Emergency Repairs:

Monday to Friday: 9:00 AM – 5:00 PM
For Emergency Repairs:
In cases such as serious leaks, electrical faults, or heating failures in winter, please email us directly at maintenance@atweljames.co.uk with “Emergency” in the subject line.
Tenant Responsibilities for Repairs
Tenants are responsible for minor maintenance and repairs caused by day-to-day living. These include:
Replacing light bulbs, batteries in smoke alarms, and fuses.
Cleaning and unblocking sinks, drains, and toilets caused by misuse.
General upkeep, such as cleaning windows and maintaining gardens (if applicable).
Ventilating the property to prevent condensation and mold buildup.
Promptly reporting any issues to prevent further damage.
If a repair is required due to neglect, misuse, or damage caused by the tenant, the tenant will be responsible for covering the cost of the repair. For example:
Damage to walls, doors, or fixtures caused by carelessness.
Blockages in drains or toilets due to inappropriate items being flushed.
Damage to appliances through improper use.
In such cases, if we need to arrange the repair, the cost will be billed to the tenant.
Landlord Responsibilities for Repairs
Landlords are responsible for:
Ensuring heating, hot water, and electrical systems are in working order.
Addressing structural issues, such as roof leaks or damp.
Repairing or replacing appliances provided with the property (where applicable).
Ensuring compliance with all legal safety standards, including gas and electrical safety checks.

What Happens Next?
Acknowledgment: Once we receive your request, we will confirm receipt and provide a timeline for resolution.
Assessment: Our team will review the issue and determine whether it falls under tenant or landlord responsibility.
Resolution: If the issue is due to tenant negligence or misuse, you will be informed of the cost of repair before any work is carried out. For landlord-responsible repairs, we will arrange for a contractor to resolve the issue promptly.
Follow-Up: We will keep you updated and ensure the repair is completed to your satisfaction.
